Metro Station Impact on Land Value

Extensive literature has been written about the impact of the establishment of transportation nodes upon the land value market in its surroundings. The issue is still highly contested not only from the theoretical perspective but also from the practical case-base approach where findings range from positive to negative impact due to a variety of contextual circumstance. The purpose of this project is to confront, once again, a real case scenario in the city of Montreal, exploring the impact of the Villa Maria metro station upon its immediate surroundings. The aim is to evaluate the impact of the metro station within the area that is reachable on foot, in comparison with the surroundings that are not considered to be in the walking reach. Additionally, the paper explores a way to produce missing historic data by means of regression analysis for temporal interpolation.
